Nordstern and AMBright are constructing a new residential development at Viby Bakke on the former “JP site”. Nordstern acquired the site in 2024 and has since developed the first projects in the area as part of the overall urban development of Viby Bakke.
The project, RB II, is located in development plot 4-7 at one of the highest points in the area, offering panoramic views towards northern and eastern Aarhus. The building is designed as a perimeter block development consisting of four interconnected residential wings surrounding an elevated courtyard. A parking basement is established beneath the courtyard, providing direct elevator access to the apartments and shared common areas. The courtyard is designed as a private and noise-shielded outdoor space for residents.
The project comprises 75 residential units including a parking basement, with a total area of approximately 7,000 m². Apartment sizes range from 52–137 m² and will form part of a new urban district that, over the coming years, will include a nursing home, senior housing, social housing, commercial facilities, and large recreational areas with retention basins and varied landscape terrain.
The architecture is based on the principles of the local development plan, featuring façades in red brick tones and red clay roof tiles. The façades are articulated through variations in the brickwork, including darker brick sections, horizontal brick bands, and vertical accents at entrances and gable elements, creating depth and rhythm throughout the development. Windows and façade elements are executed in brown and grey tones, while balconies are integrated as a natural part of the architectural expression with dark steel and metal detailing.
The masonry is primarily constructed using red and dark red bricks. The project has been developed with a strong focus on the interaction between architecture, materiality, and the area’s existing identity, while creating modern homes within a dense urban structure.
The project follows the DGNB Manual 2020 for Renovation and New Construction and is expected to achieve DGNB Gold certification.
The project is being delivered under an open-book collaboration model.
Expected handover is June 2028.
