Construction of 105 public housing units
Nordstern and AMBright have commenced construction of the first phase of Viby Bakke in Aarhus - a residential project that marks the beginning of an entirely new urban district on the former “JP site.” Over the coming years, a diverse area will emerge here, featuring housing, commercial spaces, and shared functions. Nordstern acquired the site in 2024 and has since been developing the first projects in the area. In addition to the residential construction now underway, plans already include public housing, commercial facilities, a private care home, and a daycare center, which together will create a vibrant and mixed-use neighborhood close to Aarhus city centre.
The first development comprises 105 public housing units with a total floor area of approximately 7,700 sq m. The homes are distributed across three distinctive residential blocks of up to five storeys and will include six different apartment types, catering to singles, couples, and families alike. All units feature private balconies or terraces, providing light, air, and opportunities for outdoor living in everyday life. The apartments are organised into seven stairwells with three units per floor, creating a clear and secure living environment - a layout that encourages familiarity among neighbours and everyday interaction.
The project includes parking facilities on the buildings as well as bicycle parking both outdoors and in covered shelters, supporting flexible and sustainable mobility whether residents choose to drive or cycle. Modern waste sorting solutions will also be implemented, making it easy for residents to take responsibility for the environment.
Green outdoor spaces will play a central role in the project. A variety of landscaped areas will be created, with planting designed to promote biodiversity while also providing attractive settings for residents to gather. Gardens, green pathways, and smaller communal areas are expected to encourage relaxation, play, and social interaction.
The project follows the DGNB 2020 manual for renovation and new construction and is expected to achieve DGNB Gold certification. It is being delivered under an open-book model.
The project is scheduled for completion in June 2027.
