Conversion of commercial property to youth homes

Nordstern has constructed 312 youth homes on Tranekærvej for Kollegiekontoret. The dorm consists partly of new building and partly of the former IBM complex. After IBM leaved the buildings in 2014, the area was subject for vandlism until the conversion.

The total residential area is 13,294 m², spread across 312 units in two existing and three new buildings.

The two existing buildings have been converted into 132 units, each with one and a half to two rooms. As part of the project, the existing buildings were partially demolished and environmentally remediated. They were provided with new steel structures, and the facades were clad in black steel panels with standing seams and sections of corrugated metal.

The project's three new buildings range from two to four floors, containing a total of 180 single-room units. The foundation for the buildings was executed as directe foundation, partially on a sand cushion. Additionally, the construction includes concrete element floors, a facade made of wooden cassettes with brick cladding, and roofs made of steel panels.

In addition to the housing units, the dorm includes a shared house with a kitchen and fitness facilities for residents. Between the buildings, there are private gardens, green spaces, shared recreational areas, and rainwater gardens.
