Sømose Hegn in Ballerup is the third construction of Plushusene, which creates modern co-housing communities. Sømose Hegn is located on a more than 20,000 m² plot in green surroundings and is next door to DTU Ballerup Campus, among others. The project was built for Plushusene 2 ApS/v Nrep and M+ Ejendomme.
Sømose Hegn consists of 97 rental homes divided into 41 terraced houses and four tower blocks.
There are 26 terraced houses on two levels of approx. 111 m² and 15 terraced houses on one floor of between 61 m² and 64 m². The homes have an attached front garden and private terrace. The terraced houses also include a parking space in the ground and a shed for storage. The terraced houses have aerated concrete and a shell wall of facade bricks.
Two of the tower blocks are three storeys, while the other two tower blocks are four storeys. Each floor has four homes of varying sizes from approx. 65 m² to 87 m². The stairwells are equipped with an elevator and each home has its own terrace or balcony. The tower blocks are built in concrete elements with shell walls of façade bricks.All homes are made with mineral wool insulation of 195 mm as cavity wall insulation, sole benches of natural slate and suspended plaster ceilings.
As part of the co-housing community, there is a centrally located community house with many activity opportunities. In the common areas, there is a playground, football field, orangery and utility gardens. Between the houses there are green living spaces with trees, shrubs, tall perennials and grasses. DTU's study environment and the area's recreational qualities are linked together by paths, meeting places, and new connections in the area.
The Plus Houses are DGNB Gold certified, which ensures that the materials' impact on the local environment, indoor climate and consumption of energy and water has been taken into account. Social sustainability has also been incorporated into the project in the form of close relationships, community and a broad mix of residents. In addition, there is also a focus on economic sustainability in the form of a sharing economy.
Plushusene is a sustainable co-housing concept, where primarily families with children and active adults aged 55+ live together in close proximity. The housing community included an electric car, shared tools, guest rooms, exchange exchange and communal dining.
Sømose Hegn is DGNB Gold certified according to the DGNB manual 2016 Blocks of flats and terraced houses. The certification was issued on 27.05.2024.
The project was submitted in September 2022.
