Six-story office building with underground parking garage
Svanemølleholm is a new office building in Copenhagen's new district, Nordhavn, where Industriens Pension has purchased the plot from By & Havn. They will, in collaboration with Nordstern, develop and construct the office building, which will then be leased to the law firm Bruun & Hjejle.
Svanemølleholm consists of a six-story office building with an underground parking garage with space for 65 cars.
The ground floor will be furnished with a foyer, kitchen, restaurant, as well as toilet and changing facilities for the employees. The third to fifth floors will be arranged with a reception, private offices, meeting rooms, shared open office space, a library, kitchenette, and serving kitchen. The building will also feature three rooftop terraces spread across two floors.
The facade from the ground floor to the fourth floor will be constructed with a slate facade, while the fifth floor will be clad with aluminum. The interior facades will be greened with trellises by the windows.
The office building will be constructed as a multi-tenant building based on the principles of flexibility, allowing the building to be divided into multiple rental units in the future. This flexibility demands high standards for the technical installations to ensure an optimal indoor climate for the building's users without compromising on architectural quality.
The project follows the DGNB Manual 2020 for renovation and new construction. Svanemølleholm is registered for a DGNB certification and aims for a final DGNB Platinum, Heart, and Diamond certification.
