11,200 sq m building with seven floors and three wings
Nordstern, with PFA Properties as an investor, has developed a new office for Rambøll. The site chosen for the new office is centrally located in Esbjerg.
The aluminum-clad building has seven floors distributed across three wings, a central atrium, and a rooftop terrace with views over the city and harbor. The entire building is connected by the large, open atrium, which serves as a link between the building's wings and contributes with social qualities such as good acoustics, conversation niches, and optimal daylight conditions. Each wing can be divided into two sections on each floor. The building is designed to be easily restructured if new needs arise in the layout.
An important factor was to create a modern office building that ensures a good working environment, including space for 450-500 workstations. Throughout the project, a representative body consisting of future tenants followed the process and was involved, with Nordstern coordinating.
Light and indoor climate are automatically controlled. All lighting uses a DALI system, automatically adjusted based on the room's needs. The indoor climate is managed by a BMS, including heating/cooling, ventilation, and the heating source.
The project is DGNB Gold certified according to DGNB manual Renovation and new construction. The certification is issued in 2019.
