Hotel and office property

NEST 45 is a modern hotel and office building of five and eight storeys, constructed in a distinctive U-shape.

The building comprises a 6,000 m² hotel with 186 rooms and a café on the ground floor, as well as 8,300 m² of office space with flexible leases and shared facilities.

The ground floor features an atrium, lobby, foyer, canteen, production kitchen and conference facilities. The atrium can also be transformed into an event space accommodating up to 300 people for lectures or external events.

The office section is designed with two flexible units on each floor, allowing either a single large company to occupy the premises or multiple tenants depending on demand. In total, the office areas provide approximately 575 workstations.

Beneath the building, a two-level underground car park has been constructed, connected to the existing parking facility under Ørestad City I. Following the extension, the total parking capacity amounts to 450 spaces.

NEST 45 was awarded DGNB Gold certification under the DGNB Manual 2016 Flex on 27 October 2023.
