Hotel and office property

NEST 45 is a five and eight-storey hotel and office property.

The building is U-shaped with a 6,000 sq m hotel and 8,300 sq m of commercial space with shared facilities.

The hotel has 186 rooms with a café on the ground floor.

The ground floor contains an atrium, lobby, foyer, canteen, production kitchen and meeting facilities. The atrium can be transformed into an event space for lectures or external events with room for up to 300 people.

The office section has two flexible commercial leases on each floor, providing rental space either for one company that requires a lot of office space or multiple tenants, depending on their needs. In total, the business centre has 575 office spaces.

Under the building, a two-level underground car park has been established, which is built together with the existing underground car park under Ørestad City I. After the expansion of the underground car park, there will be space for 450 cars.

NEST 45 is DGNB Gold certified according to DGNB manual 2016 Flex. The certification is issued on 27-10-2023.
