Distribution centre of 13,520 sq m and 12,300 sq m of paving
The property includes a distribution centre with a total area of 13,520 sq m. Around the building there are 12,300 sq m of paving. The distribution centre is placed in Ishøj in the Capital Region of Denmark.
The client’s requirements for refrigeration and cold storage were much higher than normal industry standards. The client wanted a large margin to ensure that temperature requirements were met throughout the entire cold chain: from food storage and transport to restaurant. Given that the cooling requirements are so strict, there is cooling facility with heat recovery to transfer all surplus heat into the building. Some of this heat is transferred in an underfloor heating system beneath the cold store. This prevents permafrost from forming in the building components.
HAVI Logistics ApS, one of the world's largest supply chain management operators, leases 4,526 sq m of the building. Here they have a 1,672-sq m dry goods warehouse, a 1,353-sq m cold store, a 1,240-sq m frozen storage facility and 261 sq m of offices.
The remaining vacant space consists of a total of 8,931 sq m: 7,796 sq m of storage space and 849 sq m on a mezzanine above the ramp doors. There are also 286 sq m of office space on two floors.
There are a total of 17 loading ramps in the distribution centre. All warehouses have a clearance height of 10 metres under TTS elements (Saddle Roof Panels).
