Renovation of nine apartment blocks on Kalmargade

Basic renovation of 158 apartments, 60 accessible apartments, conversion of the existing daycare center into six new apartments, and the establishment of 20 new youth homes

Renovation of Boligkontoret Århus' Unit 29, Kalmargade. The section consists of 209 apartments distributed across nine three-story apartment blocks. The blocks were built between 1973 and 1974 and extended with an attic story in 1993.

The renovation includes the basic renovation of 158 apartments, 60 accessible apartments, and the conversion of the existing daycare center into six new apartments. On the roofs of two of the apartment blocks, 20 new youth homes will be established, constructed as small, recessed gable buildings. The youth homes will be clad with recycled facade panels. The two blocks with youth homes will also feature roof terraces.

After the renovation, the Unit will consist of 244 homes.

The basic renovation includes the replacement of doors and windows externally and new bathrooms, including the replacement of technical installations. In connection with this, the apartment blocks will be equipped with a Building Management System (BMS) that allows for the control and monitoring of installations. Kitchens will be replaced in apartments where necessary.

Kalmargade will undergo an optimization of the indoor climate and energy consumption in the apartments. Additionally, the section will be connected to district heating as a crucial part of the development and master plan for the section.

Besides energy optimization, Kalmargade Unit 29 will be future-proofed by establishing youth and accessible apartments, ensuring a diverse resident mix. Elevators will be installed in the apartment blocks with accessible apartments.

The existing roof will be replaced with a steel sheet roof, and the existing steel cladding on the facade will be removed. Subsequently, a new brick veneer with insulation between the old exterior walls and the new brick veneer will be constructed.

As part of the project, the outdoor areas will be renovated, with paving and bicycle parking established, as well as communal recreational areas.

The apartments undergoing basic renovation will be occupied during the project. Residents of the apartments being converted into accessible apartments will be temporarily relocated during the renovation.
