Development of a former industrial area into a mixed neighbourhood

Høje Haver

Development of 80 private housing in Ballerup

Nordstern has developed and built a new residential area with 80 private housing in Ballerup near Copenhagen. Høje Haver was formed to fulfil Ballerup Municipality's ambition to transform an industrial area into a new mixed neighbourhood.

Høje Haver has 14 different types of apartment, all of which have either a terrace or balcony. The apartments have level access and are easily accessible. Selected facades are covered in wood, which contributes to a more natural architectural expression.

The building is U-shaped, framing the shared outdoor spaces in the centre. Høje Haver has been built in levels that go from the ground floor to the fourth floor.

To increase the biodiversity of the area, a tree from the building site was felled and cut into three to five metre long trunks and placed in the courtyard. The tree could not be preserved due to the construction site, but now contributes to better living conditions for animals and insects.

On the roof, a roof terrace with a communal seating area has been established, with the rest of the roof covered in sedum. The green sedum roof absorbs rainwater, ensuring better management of precipitation.

Bicycle parking and 50 parking spaces have been created, which, along with the current 200 parking spaces, are the primary parking spaces for residents.
