New Urban District in Aarhus

Trælasten

700 new homes and 14,000 sq m of commercial and retail premises

Trælasten is Aarhus’ newest urban district, located just 1 km from the city centre, with Godsbanen, Brabrandstien, Ceres Byen and the river as its closest neighbours. Construction began in June 2021, and the project has been developed in close collaboration with PensionDanmark and Aarhus Municipality.

During the planning and development phase, considerable emphasis has been placed on thorough preparation, including targeted citizen involvement through public consultations, community meetings and participatory activities. These initiatives are based on a network strategy designed to create value for the development of the area.

Trælasten comprises 70,000 m² of floor space, with 80% allocated to residential units and 20% to retail and commercial space.

A key priority is to reuse as many materials as possible from existing buildings scheduled for demolition. For example, in the first phase alone, elements of the existing building are being reused, including brickwork panels, roof tiles and clay pantiles. In addition, 1,800 tonnes of concrete from existing buildings are being reused as a stabilising base for buildings and roads.

Trælasten is being developed in several phases. The first project, Teglgården, was handed over in December 2023. Teglgården comprises 244 residential units and three small commercial units. Another project is Trægården, which was handed over in September 2026. Trægården consists of perimeter-block buildings ranging from three to six storeys, with 119 residential units and six small commercial units.

As part of the development of this new urban district, Trærækkerne is being built, comprising 26 homes arranged as terraced houses of up to three storeys. Adjacent to Trærækkerne, Åens Hus is being constructed as a 700 m² community building available for use by residents throughout Trælasten.

In addition, a four-in-one urban block is being developed, comprising a multi-tenant office building (Bjælkehuset), 16 residential units (Byhuset) and a social housing block (Gavlhuset). An additional dental clinic is being built next to Gavlhuset in collaboration with Aarhus Municipality.

Once the new Trælasten is complete, the district will comprise 700 new homes and 14,000 m² of retail and commercial space. The development will offer housing for a diverse range of residents, including students, singles, couples, families and people aged 50 and over.

At street level, the district will feature small shops, workshops, cafés and co-working spaces, alongside a focus on green spaces, including landscaped courtyards and shared outdoor areas.
