Topping-out ceremony marks milestone for Woods Office at Teglholmsgade 38

On 5 September, Nordstern celebrated the topping-out ceremony at Woods Office, the office building developed by Nrep, which is being built at Teglholmsgade 38 in Copenhagen's South Harbour.
At the construction site at Teglholmsgade, an important milestone was celebrated with the topping-out ceremony for the Woods Office building in Copenhagen's South Harbour. The interior design follows the Woods concept, which is about creating inspiring office environments with a focus on well-being, flexibility and community. The concept combines modern workplaces with social and recreational settings, where the office is not only a place where you work, but also a place that cultivates the social community across departments and companies.
"The topping-out ceremony marks an important milestone, where what we have planned and worked for over years is now visible to everyone," says Troels Normann, Project Director at Nordstern. "It is proof that complex construction projects succeed when craftsmen, consultants and the client work well together."
The office building will be built on six floors with space for approx. 924 people, divided into 13,438 m² of inspiring office leases, 1,237 m² of retail and café, and a 2,900 m² parking basement with 77 parking spaces. Of these, 20 will be equipped with charging stations, and space has been reserved for another 30 charging stations.
The ground floor will be an open and vibrant hub with a reception, canteen, café and a grocery store – to the benefit of both the building's users and the local area. On the first and top floors, shared roof terraces will be established, and the building's roof will be equipped with solar panels. The combination of exclusive common areas, retail and modern office facilities will create a building that buzzes with life both during and outside working hours.
Central sustainable solution
One of the distinctive qualities of Teglholmsgade 38 is that the property is realised as an 'energy machine' through collaboration with Energy Machines. This means that the building is constructed with a fully integrated energy system – which produces, stores and recycles its own energy for heating, cooling and ventilation – and thus achieves significantly lower energy consumption, operating costs and CO₂ emissions.
The project is pre-certified for both DGNB Gold and DGNB Heart. DGNB Gold is a quality stamp for construction with a focus on the environment, economy and process, while DGNB Heart assesses the building's ability to support the health and well-being of its users. The certification supports the ambition that the office building should be sustainable, healthy and inspiring.
The construction is expected to be completed in January 2027.
