Industriens Pension and Nordstern build platinum-certified office headquarters for Lundgrens in Copenhagen's Nordhavn

October 4, 2023

Industriens Pension invests a large three-digit million sum in a new platinum-certified domicile for the law firm Lundgrens in Nordhavn in Copenhagen. Nordstern is the project developer and turnkey contractor on the project.

A new attractive office building for the law firm Lundgrens will open in Nordhavn in Copenhagen in the coming years. Industriens Pension has bought the site from By & Havn and will shortly in collaboration with the project developer Nordstern initiate the project, which will have a central location in the district near Orientkaj metro station.

The building was designed by the architectural firm Henning Larsen, and the project is expected to be certified with DGNB Platinum, which is the highest certification in the DGNB system. This means that the building must meet high demands on, among other things, environmental conditions.

"We are pleased that we can now expand our office portfolio with yet another modern office building that will provide Lundgrens' employees with a really good environment. The new domicile will have a good and visible location overlooking the canals in Nordhavn, which is a new and attractive hub for offices in Copenhagen. The project will undoubtedly contribute positively to the continued development of the area," says Property Manager at Industriens Pension, Søren Tang Kristensen.

Attractive location by canals

The office building will be built approx. 200 meters from Orientkaj metro station and will have a view of Nordhavn's canals. Lundgrens becomes domicile owner on a 10-year lease of the entire property.

"The overall purpose has been to build a domicile that we can call our own, and which expresses Lundgrens, both inside and out. At the same time, we wanted to have modern facilities in an environment that meets future demands for workspace for both customers and employees. We are getting that now, and it has been a very good collaboration with both Nordstern, Henning Larsen and Industriens Pension," says Martin Kirkegaard, CEO and partner at Lundgrens.

Can be divided into several leases

The office building will be built on six floors and will have a total area of more than 14,000 m², of which almost 2,500 m² will be basement. It will be constructed as a multi-user building according to principles of flexibility, which in the long term will make it possible to divide the building into several leases.

Lundgrens plans to sublet the property's ground floor to a restaurateur who will run the canteen as well as an ourward-facing restaurant and café. The property will be built in a horseshoe shape, and the floors enclose a centrally located green courtyard.

"The office building will have one of Denmark's best locations, and in the development of the project, we have also aimed to create the very best environment for the future tenants. The building will have the highest DGNB level, and we will ensure the high quality of the construction. The good cooperation with parties such as By & Havn, Lundgrens and Industriens Pension is the basis for the high level – just as it is with the many other office projects that we have under development and construction at the moment," says Torben Modvig, CEO of Nordstern, which is the turnkey contractor for the project.

Delight about the development at By & Havn

The seller of the site is By & Havn, which welcomes another positive step in the development of the area around Orientkaj in Copenhagen's Nordhavn. CEO of By & Havn, Anne Skovbro, is looking forward to another ambitious project in Nordhavn:

"In Nordhavn, we are moving forward with leaps and bounds to the delight of the business community, residents and the area as a whole. We are pleased that the upcoming building is ambitious and based on DGNB platinum-certified visions and that the office building with its open ground floor continues Nordhavn's long tradition of involving residents in the many beautiful buildings that are currently being built by the canals in Nordhavn," she says.

The project is expected to be completed by the end of 2026, when the law firm Lundgrens can take over the lease. The total project value is not public, but Industriens Pension will invest a larger three-digit million sum in the project.
