Construction Begins on Viby Bakke – The First Step Towards a New District in Aarhus
November 14, 2025
Nordstern and AMBright have commenced construction on the first phase of Viby Bakke in Aarhus – a residential project that marks the beginning of an entirely new district on the former “JP site”. In the coming years, a diverse urban area will emerge, featuring housing, businesses, and shared facilities.
Nordstern acquired the site in 2024 and has since developed the initial projects in the area. In addition to the residential construction now underway, plans are already in place for social housing, commercial units, care homes, and a nursery – all contributing to the creation of a vibrant and multifaceted urban district close to Aarhus city centre.
The first building will comprise 105 rental homes with a total floor area of approximately 8,000 sq m. The project is expected to be completed in the second quarter of 2027.
With Viby Bakke, Nordstern and AMBright aim to create a modern and sustainable urban area where architecture, materials, and outdoor spaces work together to foster social interaction and a sense of community. The project is certified to DGNB Gold standard.
A Partnership with Shared Ambitions
“We believe in the area and the potential that Viby Bakke holds. For many years, the southern part of Aarhus has seen fewer new homes than the rest of the city, and we therefore see a clear need for development here. It is an exciting project, and we look forward to seeing the new district take shape. At the same time, we are in dialogue with Nordstern about the possibility of launching another project in the area,” says Bo Refsgaard, CEO and Founder of AMBright.
For Nordstern, the start of construction at Viby Bakke represents a key step in realising the vision for the area.
“We are very pleased to be underway at Viby Bakke. It is a project that encapsulates many of the values we stand for – sustainability, quality, and urban development with a holistic approach. Our collaboration with AMBright is built on mutual trust and a shared ambition to create long-term value, and we look forward to continuing this partnership in the coming phases,” says Morten Chrone, Group CEO of Nordstern.
The project is expected to be handed over in summer 2027.
