AP Ejendomme Begins Vollsmose Transformation with New Office Building

The construction of a new 8,500 square metre office building in the Odense district of Vollsmose marks the first phase of Denmark’s largest renewal project for a socially vulnerable residential area. The new building will accommodate Odense Municipality, the area development company Fremtidens Vollsmose, and a small commercial tenant.

AP Pension’s subsidiary, AP Ejendomme, is developing the modern office building in collaboration with turnkey contractor Nordstern. Designed by Arkitema, the building will feature recycled brick and meet DGNB Gold certification standards. Construction is now underway and is expected to be completed by May 2028.

The comprehensive district plan for Vollsmose paves the way for investments totalling DKK 10 billion. AP Ejendomme is investing DKK 700 million as co-owner of the area development company, which also includes Odense Municipality and the social housing associations Civica and FAB. The construction cost for the office building is approximately a quarter of a billion kroner.

He also notes that this collaboration will benefit AP Pension’s nearly 500,000 customers through long-term, stable returns.

Once the office building is completed in 2028, Odense Municipality will become its largest tenant, occupying 8,200 square metres. The remaining 300 square metres will be let to Arealudviklingsselskabet Fremtidens Vollsmose and another commercial tenant.

“We already have a strong partnership with AP Ejendomme on the transformation of Vollsmose, and we are pleased to have secured an agreement that allows Odense Municipality to lead the way in this project while moving into a modern office building that will serve as a benchmark for urban development,” says Peter Rahbæk Juel, Mayor of Odense.

AP Ejendomme has committed to purchasing 30,000 square metres of building rights in the district and will construct housing as part of the wider development project, in addition to the office building. More projects by AP Ejendomme may follow in Vollsmose over the coming years.

“Now the real work begins, and numerous projects will be required from various developers to realise the vision in the coming years. The area presents attractive opportunities for development and investment, and we already have the first residential projects under AP’s banner in the planning stages. We are also open to further projects as Vollsmose’s transformation continues,” adds Peter Olsson.

As one of Denmark’s largest developers, AP Ejendomme contributes specialised development expertise and extensive experience to the transformation of Vollsmose, working closely with all stakeholders.
