AAB and Nordstern Sign Agreement on Renovation of Section 38, Kobbelvænget

On 3 June 2025, the AAB housing association entered into an agreement with Nordstern for an extensive renovation of Section 38, Kobbelvænget, which includes 400 homes located in Brønshøj. The project is being carried out as a turnkey contract with early involvement and marks an important milestone in the realisation of the master plan that was previously adopted for the development.
The renovation of Section 38, Kobbelvænget includes, among other things, building envelope work, new interior installations, the creation of accessible housing, the establishment of a residents’ hotel, and the modernisation of the common house, which will serve as a gathering point and communal space for residents during construction.
In addition, an infrastructure project will be carried out, as well as an art project that will activate the green areas with an attractive connecting path offering opportunities for experiences, relaxation, and social interaction.
A large part of the work will take place while residents remain in their homes, and therefore a number of measures are planned to ensure clear communication and as gentle a process as possible for both residents and neighbours.
“It is crucial for us that residents experience a sense of security and clear communication throughout the process. Renovation in occupied homes places great demands for planning and cooperation, and from the outset we have focused on involving the residents and organising the work so that disruption is kept to a minimum. Residents must feel that the construction is a housing improvement - even while it is ongoing,” says Maria Torré Borch, Chair of Department 38 of AAB.
The project is one of several ongoing collaborations between AAB and Nordstern, including the renovations of Department 40 at Bellahøj and Department 23 in Østerbro. In all projects, there is a focus on high quality, respect for the existing architecture, and close dialogue with the stakeholders involved in the construction.

The project is being realised in collaboration with JJW Architects and Danakon Consulting Engineers. Intensive work is currently underway to complete the design and prepare the construction site, including close dialogue with stakeholders and operational staff to create the most value for residents and ensure a safe, well-considered start.
Construction is scheduled to begin in spring 2026, and the entire renovation is expected to be completed before Christmas 2028.
